I'm reaching out to explore a potential refinance for one of my investment properties in Delaware. I'm looking for a DSCR loan to replace the current hard money loan and secure more stabilized terms. The property is held under my business name, and here are the key details:

• Loan Amount: $225,000

• Current Balance: $177,000

• ARV: $300,000 - $315,000

• Tenant Lease: 2-year lease at $2,000/month (to be signed this week)

I’ve recently received a quote for a 30-year mortgage at 6.49% with 1 point and would like to understand if anyone has more competitive terms. Given that I have several more properties coming online soon with similar financing needs, I’m seeking a lender who understands the nuances of these types of deals and can offer competitive, flexible options.
