Airbnb Arbitrage Opportunity or Property Mgmt Needed
Unique opportunity in Atlanta (few blocks from Grant Park / walking distance to Zoo).
Due to a work relocation in the near future I am exploring options on what to do with my "property" (it's more like a compound). It has a Primary House (5/5.5) that originally was set up as a bed and breakfast scenario where all rooms have individual AC control and locks. Additionally, there are two ADU's (1/1) that I operate as STR's (occupancy 90%+ on one, 80% on the other - opportunities to increase both as well as play with pricing). Lastly, as part of the "experience" there is a stable with 3 friendly goats that all the guests love that need to be fed once a day as well as an event space (have hosted 30-40 person weddings here prior).
Opportunity: Long term rent of the full property for $12.5k/month. Tenant/company would be able to run the property as they see fit to maximize revenue. When fully operational (inclusive of events) has a run rate of $20-30k/month. STR's are currently averaging 6k/month and I live in the primary residence and have not been renting that out at all. Events could be small weddings, birthday parties, photography etc. My intent was to do all this and transition from full time job to this property over time but due to job relocation / personal matter, I'm needing to explore alternative options. Of note I would be open to various modifications to the property (to be discussed in terms of cost etc) for an even better experience such as an additional access point to the back of the compound via a small charming gate / vine tunnel type thing and various things to be able to run different event types. Amazing location close to all the new restaurants in Summerhill and around the area, walkable to the beltline as well. Currently Airbnb rating on both STR's are 4.99 and listed as a "guest favorite" on one.
