Looking for HELOC options

Hello,

I am looking for a lender that has options for a manufactured home that sits on a 1 acre lot. It is fully paid off and my mom is going to be gifting it to me. It is the strategy we decided to go with after speaking to my CPA. 

I plan to use a HELOC with the property to do the BRRRR strategy to retire her. Please let me know if you have any options. I am in the Memphis, TN area.
