Hard Money Lenders in Flathead County, Montana

Posted

Hello Everyone,

I have a friend who's building his house in Lakeside Montana. He's put about 400k of his own cash into construction so far. Needs another 350-375k to complete. The property also has an existing cabin on it with roughly 72k owed on it.

When he started he assumed he'd just get a construction loan to finish and then role everything into a convention mortgage when complete.

He qualities for the mortgage but not the construction loan. I figure UW is more stringent on the construction portion. I think he's just under the DTI guidelines. Him and his wife are self employed.

He got an appraisal when going through the construction loan process. It's about 200-250k low in my opinion @ 1.1m.

I told him a HML might be the best option since they're more asset/LTV based VS income.

With that said, looking for input and HM Lenders in Flathead County that I can steer him to. He probably needs 6-12 months to finish the build.

I added a couple pics to give an idea of where he's at and the level of house he's building.

Thanks in advance,

Casey
