I’m refining my approach to bird-dogging and want to better understand how investors perceive its value. My goal is to determine whether a more structured, investor-focused lead generation service would be beneficial and what pricing structure would make sense for investors.
Current Challenges & Observations
Traditional bird-dogging often involves sending raw property leads without much filtering, which can create inefficiencies for investors:
• Leads may not match an investor’s exact criteria, requiring additional screening.
• Lack of standardized lead presentation, making it harder to quickly assess deals.
• Unclear pricing expectations—some bird dogs charge flat fees, while others provide inconsistent pricing.
Proposed Bird-Dogging Process
I’m considering a structured approach where investors receive highly targeted, pre-vetted leads based on their specific buying criteria. This could include:
• Comprehensive deal reports with property details, estimated ARV, rehab costs, and potential margins.
• Pre-screened properties that fit exact investment strategies (fix-and-flip, buy-and-hold, distressed, etc.).
• Organized lead delivery system, whether through email reports, direct calls, or CRM integration.
• Opportunities for bulk deal purchases if investors are looking for multiple leads at once.
Investor Feedback Needed
To ensure this approach is valuable, I’d love to hear from active investors:
1. What are your biggest challenges when working with bird dogs?
2. What information do you need upfront before considering a lead?
3. How do you prefer to receive and review leads? (Email, call, CRM, Google Sheets, etc.)
4. Would you be interested in buying bulk leads at a discounted rate? If so, how many leads at a time would you typically consider?
5. Considering the extra value I may bring, what seems to be a fair price for a single high-quality, pre-vetted lead? ($500, $1,000, $2,000?)
6. What are the standard procedures you expect from a bird dog? (e.g., initial property screening, comps, rehab estimates, owner contact, etc.)
7. How many leads do you typically purchase at a time? Do you prefer to buy leads individually or in bulk?
I appreciate any insights from the community, as my goal is to refine my process to make it more effective for investors while ensuring a fair and sustainable pricing structure.
