Looking to get into house/apartment rehab/flip. 1M+ cash down.

Hi all!

I am looking to invest about $1.2-1.5M into rehab and flipping either a home or apartment complex etc. Want to leverage this cash about 3-4x and looking at a 12 month turnaround. I was Initially looking into Florida, but am wary due to the large downtrend in property values. Would like some insight from a reliable relator who is knowledgeable in flipping and can provide value during the buying, selling, and renovation processes.
