Hello, all! Looking for BRRR and/or fix-n-flip in Southeast Vermont and Southwest NH

Hey, everyone! My wife and I are looking for distressed properties to BRRR and/or fix-n-flip in SE Vermont and SW NH, principally Rutland, Claremont, Keene, Brattleboro, Bellows Falls, and Springfield, or anywhere in the area described by those towns. My ideal is a 3/2 or a duplex that just needs updating but We're interested in pretty much anything, including hoarder houses. We can pay cash up to a certain level (really determined by the repair cost), and close as fast as it's possible to close in VT, which is, we'll grant, not super fast.

If there are any get-togethers or networking events in the area above, I’d love to hear about them as well.
