Off market 16 unit with option to seller Finance

Need help analyzing 16 unit multi. It just kind of fell in my lap from the owner overhearing me talking about RE. I currently own 10 SFH and 1 duplex but multi is new to me. I know it's complicated but what initial information do I need to get off the seller to see if the deal pencils?
