Property Manager in Coeur D Alene, ID Area

Hello,

I'm currently looking for a property manager for my Coeur D Alene, ID duplex. My husband and I currently live in Washington State, so we'll need some boots on the ground to carry out some basic PM tasks.

We will manage as much as we can remotely, so we won't need a full-blown property manager or property management company. We're looking to partner with someone where we can custom tailor your responsibilities, as we are taking a hybrid management approach. I used the property manager finder on BP, but they only connected me with one person, and it was a company. So, I'm posting in the forums, to try to find more opportunities. I'm not looking to partner with a big company that's going to push their services and overcharge. We'll looking for a professional individual who can be moldable to our needs.

Below, are more details about the job. Feel free to message me if you are interested or have questions.

Core Responsibilities
1.) Somebody who can visit the property and let in repairmen, general contractors, or repair specialists.
2.) Visit the property during lease turnovers and show the property to prospective tenants, and provide feedback to owners. Once tenants are selected, then go through the lease signing/inspection/walk through with the tenant. PM will need to act as an agent, and sign lease agreements.
3.) Conduct and host any open houses (if applicable), pass out applications, etc.
4.) If you have general contracting or repair skills, that's a plus! Because if you do, going out to the duplex to do minor repairs that don't require a specialist, would be required/asked of you.

Duties You Won't Be Responsible For:

1.) Bookkeeping/money management
2.) Screening calls/emails from tenants
3.) Advertising the property/listings during vacancies
4.) Initial tenant screening
5.) Pretty much anything that can be done remotely
