Flip in Oregon - I need yo money lol

Hi! Looking at doing my first flip with my husband. Property is listed on auction.com set to go to auction on May 22nd.

Opening bid: $125,000

My ideal top bid: $225,000

Flip costs: $60,000

Return to investor: I'd like to try a 1% per month return structure - if that's possible or seems appealing to the investor. Gives me an incentive to finish the flip quicker but still gives you a good ROI (in my humble opinion). If completed/sold in 6 months, the 285k investment would come back to you as $302,000.

I am a first time flipper so a partner who isn’t up my a** but would want to work with me like a team would be amazing. 

Again - I don’t know if this is possible. It makes sense to me on paper but if anyone is interested maybe we could dive in more and see if this works?
