Looking for 1st Commercial Long Term Rental Property

I currently house hack in the home that I own and looking to get into a 5-20 unit rental property somewhere in the GA, Carolinas, TN area.  I am looking for long term renters with a property manager to truly manage the property.  I can DIY upgrades to the units as needed to add additional value.  Looking for the property to earn money while in an appreciating market.  I am hoping to be able to be soak up the knowledge on this website and become someone that can help those to come behind me.  I am looking forward to the next step in real estate investing.
