30 Years In the Game – Looking to Collaborate on My Latest Land Development Project
Hi BiggerPockets community,
I've been in real estate investing for over 30 years, and it all started with a $1 million portfolio I put together in my very first year—without spending a single penny out of my own pocket. From there, I scaled that into a multi-million-dollar portfolio and eventually transitioned into NNN investments through several 1031 exchanges when I "retired" the first time.
But as many of you know, real estate has a way of pulling you back in. I jumped back in by buying vacant land at around 10 cents on the dollar and selling it with seller financing to new buyers at about 80% of market value. It’s been a fun and profitable ride, with a few interesting challenges along the way.
One current project is a 3.1-acre parcel in Stone Mountain, GA. It’s zoned MR-1 for 4 to 30 units, with a minimum unit size of just 350 sf—perfect for small footprint housing. The land features beautiful old-growth trees, a stream running along one side, and access to public water, sewer, and electricity. It does come with a couple of hurdles—namely the need for a Quiet Title Action and the fact that part of it lies in a flood zone.
These are the kinds of “glitches” I usually handle myself, but for this one, I’m exploring the idea of partnering with someone experienced in land development, zoning, or legal work around title and floodplain builds.
