Looking to Acquire: Boutique Hotel or 10–20 Unit Property in Regulated Tourism Market

Hi BP community – I’m on the hunt for a niche acquisition and wanted to share my buy box in case anyone has leads or insights.

What I’m Looking For:

  • Price: Up to $1.5M

  • Asset Type: Boutique hotel, motel, or 10–20 unit multifamily with commercial zoning

  • Location Criteria:

    • Dual-season or all-season tourism (e.g., ski towns, mountain getaways, national park gateways)

    • Proximity to a national park or major outdoor destination

    • High-barrier to entry: Strict STR laws or permitting caps preferred

  • Condition: Open to value-add or creative repositioning

My goal is to find a property in a supply-constrained market where STR competition is limited, but tourism demand is strong — especially with families or adventure travelers.
