Turnkey Property in Columbus OH (3 unit in prime neighborhood, $73k in gross in 2024)

We are selling our property in Columbus, OH. Currently run as a mixed rental (2 units on short term and 1 unit on long term). We've seen some great revenue expansion over the past few years. My wife and I are relocating to a new city and want to sell this investment so we can buy in our new city.
Total gross revenue was $73k in 2024 -- our real estate agent can share more detailed information but keeping high level
- The 2 bedroom/1bath long term rental brings in $1.9k/month (+40 for water) -- tenant left at end of May, leaving open for now for showings
- The two - 1 bedroom/1 bath short term rental units bring in $2.1k and $2.2k per month
We operate this our of state with a property manager - they have been great and are willing to work with the new owner if interested
If unfamiliar with Columbus, this is prime real estate a block of off high street (close to restaurants, bars, concerts, great for Ohio State football games).
The lot is large, we have architectural plans for a 3 car garage + apartment carriage house included in this listing. Attic is unfinished, but would be easy to finish to add value and square footage.
