Sinking ship it was....I'll probably share the story on the straight up chicago podcast soon haha!

But the short story is my partner and I bought into a building in the greater Grand Crossing area and turned out all the rent rolls were fraudulent and there was over 6 squatters in the 26 unit building.  

We got them evicted and then somehow our property manager allowed ANOTHER WAVE of squatters in the building.  I am almost sure that the PM's onsite manager was in on the situation.  

We also had multiple drug dealers that ended up starting a fire and then caused a $400k insurance claim...then all the squatters stole the radiators out of the building after the PM did not properly secure the building.  That caused STEAM DAMAGE to all of the 7 units that were fire-damaged...

...That's about the time we abandoned ship

Still love the opportunities on the south side of Chicago, but would definitely do things differently on the next go around.  Also, have to recognize some very bad luck which is part of the game @Jennie Berger
