Land purchase, new construction

Alacia Mahnken
Posted

Hello BP! My husband and I are looking to speak with a lender that is very familiar with land/construction to perm loans here in Tampa. Need some guidance so we are ready to jump when we find the land we are looking for!

A little about us:

-Husband is a GC with a reputable portfolio. He will be managing the build.
-I am FT w2 employee but I also have an active RE license.
-we have already spoke with our architect and are actively searching and viewing properties.
-realized we are not in a position to start making offers yet until we secure the financial part 🤣

-we plan to keep and rent out our current home.

Quote from @Drago Stanimirovic:

Alacia, you’re in a great spot, GC husband, W2 income, RE license, and already working with an architect. You’re set up well for a construction-to-perm loan.

These loans typically roll land purchase, construction, and long-term financing into one package, which simplifies everything and avoids multiple closings. The key is working with a lender who understands both land acquisition and new construction timelines.

Happy to support you on your REI journey!

Thanks Drago! What are the average rates, required DPs, etc right now?
