I’m Renita — a stay-at-home mom, homeschooler, and real estate entrepreneur working on a meaningful land acquisition in upstate New York. I’ve assembled a full pitch package (business plan, pro forma, site design, financials) and am now seeking a lender or funding partner to help bring the vision to life.
The Ash Haven Project:
Ash Haven is a 42-acre, multi-use development that combines:

A nature-focused campground (tent and RV boondocking)

A restored barn structure with space for vending, tools, and retail

Off-grid bathrooms and utility infrastructure

A dedicated nonprofit space supporting women, families, and sustainability
We’ve intentionally designed the project to be low-overhead and quick to activate — with developed campsites priced for accessibility and room to scale as demand grows.
Funding Needed:
We're seeking $290,000 to cover:

Land purchase (already identified, favorable pricing)

Campsite development (tent/RV pads, picnic tables, fire pits)

Roadwork, basic infrastructure, and septic

Barn rehab (shell, roof, bathrooms)

Legal, closing, and contingency reserves
Revenue Streams (Year 1):

Potential for year-round bookings (self-serve in winter)
