4x Denver-Based Househacker Looking to Scale into Commercial Multifamily (5-25 units)
Hey all!
My name is Nate, I'm a full-time marketer, part-time househacker, and part-time DJ based here in the Mile High City. My wife and I currently own four single-family homes in Denver, all operating under the rent-by-the-room strategy. While this approach has worked well for us, we’re ready to scale and transition into the commercial multifamily investing world.
We’re looking to get our first commercial multifamily property, ideally in the 5–25 unit range (though we’re open to going bigger with the right opportunity). Denver is our preferred market for our first deal, as we'd like our first deal to be close to home. We're open to value-add opportunities like light cosmetic fixes (paint, flooring, appliances) but not full gut renovations (plumbing, electrical, major structural work).
At this point, we’d really like to connect with a mentor, sponsor, or both, someone experienced in multifamily who can help guide us through our first commercial deal. We’ve been casually browsing LoopNet and Crexi, but as many of you know, those platforms often feature the leftovers after brokers shop deals to their primary buyers. We'd love help getting closer to where the real off-market deals are happening.
If you are (or know) a great:
-Sponsor/Mentor
-Commercial broker
-Lender familiar with multifamily underwriting
-General contractor
…we’d love to connect. We're also on the hunt for quality meetups, investor groups, or Facebook communities focused on Denver-based multifamily investing. If there's a group or event you recommend, we’re all ears and eager to show up.
Looking forward to learning from everyone here and leveling up from househacks to true multifamily real estate investing. Any introductions, advice, or direction would be deeply appreciated.
