Seeking an buyer real estate agent

I am looking for an agent who can pass on the commission (~60%) to me in closing costs.

I’m planning to purchase a new townhome in Sunnyvale or San Jose as my primary residence, with a budget of around $1.2M. I’ve lived in the area for 10 years and currently own three rental properties, so I’m very familiar with the market.

I’ve already done most of the groundwork—analyzing listings, visiting over 10 open houses and new construction sites, and shortlisting potential options. I’m comfortable handling much of the research and due diligence myself, and I’m primarily looking for an agent to support me with offer preparation, negotiation, and paperwork.

Given that I’ve completed a significant portion of the process, I’m looking for a buyer’s agent who is open to offering a 60% commission rebate at closing. I’d also be happy to serve as a strong referral for future clients.
