Are there any realtors who have worked with clients in finding properties suitable for group homes in NY, NJ or CT?

I am leaning towards starting off with an unlicensed independent living facility (where no medical supervision is necessary) and have identified some NY counties where this strategy would be more beneficial than other locations. Eventually, I would like to build towards licensed assisted living facilities.

If there are any investors interested in exploring partnerships, I am open to that as well.
