Good morning, investors!

It’s come to my attention that the apartment complex I currently live in—located right on the water in Florida’s Panhandle—may be experiencing financial difficulties. I’ve run some preliminary numbers using Rehab Valuator based on public data and what I’ve been able to gather personally.

I’m new to commercial real estate investing and actively looking for experienced partners who can help take this opportunity to the next level. I’m seeking:

• Equity partners or JV investors to help raise the capital needed to acquire the property
• Guidance and assistance securing permanent financing with a cash-out refinance
• Mentorship or collaboration with experienced operators

I’m fully prepared to manage the property hands-on, coordinate any necessary repairs or improvements, and handle day-to-day operations to maximize its potential.
