I own a commercial building that I bought 2 years ago. I have a business operating in half of it and the other half is vacant but listed for lease. I am considering selling the building and leasing back space. In doing so I would invest the proceeds (minus mortgage, commissions, and taxes) elsewhere (stock market perhaps). I would like help running scenarios for keeping the building and forecasting out it's future cash flows and future sale value vs selling it now. I am not a dummie BUT this is way too many numbers for me! lol

Thanks in advance!

Hey @Craig H. It's definitely smart to compare long term cash flow / appreciation from holding vs potential returns of selling / reinvesting.

A simple excel model could help clarify which generates the better net return. Consider working with a CPA or a commercial RE advisor for a one time analysis... could bring a lot of clarity without a ton of effort. Just an idea!
