I’ve been working in property management for years now, and here’s something not enough investors want to hear:

Buying rental property doesn’t automatically make you a smart investor.
It’s what you do with the property—and who you trust to manage it—that really determines your returns. I’ve seen too many investors buy what they thought was a “cash-flowing deal” only to bleed money because they didn’t have a plan, they self-managed poorly, or they ignored the actual cost of maintenance, vacancy, and bad tenants.

Here’s what I’ve actually seen work:
✔️ Clear financial analysis BEFORE the purchase
✔️ Strong, professional property management that actually communicates
✔️ Regular inspections, preventative maintenance, and fair—but firm—tenant policies
✔️ Treating the rental as a business, not a hobby
