Recent Grad Exploring Freelance Work — Can I Help Investors Expand Into New Markets?
Hey everyone!
I just graduated from Indiana University (Finance & Business Analytics) and I’m looking to do some freelance work while I search for a full-time role.
I’ve worked on real estate underwriting, market analysis, and financial modeling — and I’m curious if there’s real demand for someone like me to help investors break into new markets.
Specifically, I’ve been building tools and reports that highlight promising cities based on rent trends, cap rates, inventory shifts, landlord laws, and job growth — and packaging it into something like a “2-market expansion report” to help investors compare opportunities.
Genuinely not a sales pitch — just trying to figure out if this is a service worth offering.
A few questions for anyone willing to share:
- - What would make a market report truly useful for you — not just interesting data, but something that would influence a real decision?
- - For solo investors or small teams, what’s the biggest challenge when exploring a new city or market?
- - Would you ever pay for help identifying your next market — if the research saved you 10–15 hours and helped you avoid a bad decision?
