Equity Partnership Opportunity — $1.5M+ Investment in Harlem

Hi Investors,

I’m reaching out with a unique opportunity for an equity partner to invest $1.5M–$1.8M into a well-maintained, owner-occupied multi-family property in Harlem, NYC, recently appraised between $3.5M and $3.7M.

This is a non-debt, equity participation deal structured as a Tenancy in Common (TIC) or Joint Venture (JV), offering:

  • No monthly payments or loan obligations

  • Investor receives return only upon sale of the property

  • Existing mortgage balance: approx. $1.05M (combined 1st + HELOC)

  • Strong equity position: approx. $2.5M+ available equity

  • Passive investment with ownership recorded on title

  • Flexible exit timeline — sale date to be determined
