I’m presenting a unique opportunity for a private investor to place $1.2M–$1.5M via secured promissory note on a Harlem multi-family brownstone with a recent appraisal of $3.5M–$3.7M and only $1.05M in existing debt (1st + HELOC).

We’re seeking a balloon note structure with no monthly payments—interest and principal to be paid in full at time of sale, offering significant upside for patient capital.

🔑 Deal Highlights:

  • Appraised Value: $3.5M–$3.7M

  • Existing Liens: ~$1.05M

  • Equity Cushion: $2.5M+

  • Requested Capital: $1.2M–$1.5M

  • Structure: Promissory Note (3rd lien or 2nd if HELOC is paid off)

  • Term: 15-year balloon with optional extensions up to 25 years

  • No Monthly Payments: Interest accrues and is paid at sale or maturity

  • Hold Timeline: Flexible sale timeline (15–30 years)

  • Use of Funds: Refinance existing HELOC, property upgrades, liquidity

  • Ownership: Owner-occupied; title is clean

  • Exit Strategy: Sale in 15–30 years or sooner, paid in full from proceeds
