There are two major schools of thought when it comes to investing in real estate. Some investors are concerned about cash flow above all else. This type of real estate investor isn't very concerned about appreciation, growth, or the long term health of the real estate market they are investing in. This type of investor cares about one thing, and one thing only, cold hard cash flow. For this investor the price to rent ratio is the single most important aspect of their investment. These investors love cheap Section 8 properties in low cost markets across the USA. The other type of investor doesn't much care about cash flow. Instead, this investor cares about the long term potential of their investment. This type of investor would rather see their investment double, triple, or quadruple by the time they are ready to retire from their 9-5 job.
