Hey, I’m Miki with Grace and Steel.

I’m looking to connect with agents in the Indy metro who have experience working with out-of-state investors—ideally those who have renovation experience and are investors themselves.

My buy box is around $150K, and I focus on properties needing light to moderate renovations—nothing turnkey, but also not full gut jobs.
I'm primarily targeting B-C class neighborhoods, including:

46222 – Eagledale
46203 – Garfield Park / Christian Park
46201 – Little Flower / Grace-Tuxedo / Willard Park
46205 – Mapleton-Fall Creek (south of 38th)
46208 – Butler-Tarkington fringe
46219 – Irvington / East Warren

Hey Miki, sounds like you’ve got a sharp strategy and a clear buy box dialed in.

If you’re doing volume in Indy from out of state, something that’s really helped others in a similar position is having a system that not only identifies potential off-market deals in those B-C class neighborhoods but also helps track agent or wholesaler outreach. I've been using AI Realty Leads for that. It pulls in motivated seller data, flags distressed properties, and makes it easier to stay organized across zip codes like 46203 and 46222.
