Private Lenders for Investment Properties

I'm finding the deals but the private lenders is something I have difficulty connecting with.  I have 2 deals now, 1 a triplex and another an 8 plex in NC.  The 8-plex is the deal that I would really like to get but getting the $300k needed to close the deal is difficult.  It could be a 25% return on investment for the lender.  What and how to bui8ld the relationships is what I need more help with.

I've been investing for 3 years and working to scale fast.  Any help will be appreciated.  Eastern NC is a hot market.
