Looking for Private Money Lender for $25K on Illinois Sub-to deal

Hello Community,

I’m seeking a private lender to fund $25,000 for a subject-to acquisition in Bradley, Illinois. The property is a 3 bed, 1 bath single-family home located at 396 N. Blaine Ave. I’m acquiring the property by taking over an existing mortgage at a low fixed rate, and I have the seller agreeing to be the tenant for 6-12 months. I plan on selling the property once the lease is done.

The $25K will be used to cover closing costs. I’m offering a 2-year promissory note at 10% annual interest, interest-only payments, with the principal repaid via balloon payment at maturity. This is a passive position as you won’t be on title or responsible for property management.
