Here are the details for the short-term rental property I’m acquiring in Hammondsport, NY, located in the heart of the Finger Lakes wine and lake region, one of Upstate New York’s most sought-after vacation destinations.

The Property:

• One fully furnished, stand-alone home on a large private lake view lot. Purchase price of $1,200,000 including all furniture, fixtures & equipment.

• Strong existing performance as a short-term rental:

• ~$100,000 in confirmed bookings for the remainder of this year

• Over $30,000 already booked for next year

• The current owners operate a nearby wedding venue and include stays at this Airbnb home as part of their wedding packages, a significant and consistent revenue generator

• Positioned in a year-round tourism market: lake activities, wineries, weddings, festivals, skiing

The Offer:

Option 1 -

• Preferred equity offering, you get paid first before any profits are made

• 12% annual return, paid monthly (i.e., 1% every month)

• 3-year term, no equity given. This is a fixed-income investment, not an ownership share

• Exit strategy: Refinance and return investor capital

Option 2 -

• Convertible preferred equity offering

• Years 1-3, 9% annual return, paid monthly (i.e., 0.75% every month)
