This is a unique repositioning opportunity of a 100-room motel. ADR is $45, with room to grow to market comps. The property is currently operating under a dated, inefficient model with bloated expenses, all-cash weekly tenants, and no technological systems—offering immediate operational upside and long-term value creation potential.

We are seeking a capital partner to co-invest in the acquisition and repositioning of the property. Our team will provide full-time onsite operational leadership, ensuring cost control, management efficiency, and accelerated value creation.

Sponsor / Operator Role (Us):

• Onsite, full-time management post-close

• Direct oversight of renovation budget and contractors

• Implementation of technology stack (PMS, OTAs, yield management)

• Daily accountability for leasing, staffing, and compliance

• Lead local marketing to studio crews, temp housing, industrial workforce

Capital Partner Role:

• Provide equity for acquisition and renovations

• Receive priority returns + equity upside

• Option to participate in refinance or exit at market-adjusted valuation
