ISO New Property Manager Software

Hello,

I am looking for a new software to help manage my growing portfolio. Currently use baseline for my book keeping and Avail for my payment collection. Potentially adding a Quad plex to the portfolio soon which will be close to 10 doors. Would like something for maintenance requests and anything to help the business run smoothly. Have heard great things about Buildium but I know that software comes at a premium. Any suggestions or recommendations of software that people have had good success with would be great.
