I’m in the process of acquiring a cash-flowing self-storage facility in Summerville, SC, with a projected 2025 NOI of $130K+. This is a proven income-producing asset with additional rental income streams and strong growth potential through targeted upgrades.
I’m looking for a private investor to provide $300K–$340K in capital to cover the down payment, closing costs, legal fees, inspections, and planned improvements. My goal is to implement value-add strategies (security upgrades, parking improvements, and potential expansion of 2 new buildings) to significantly increase NOI and property value.
Plan:
• Acquire using DSCR loan with investor-funded down payment and costs
