  • Needs full renovation (electrical, plumbing, HVAC, drywall, kitchen, bathrooms, flooring, etc.)

💰 Numbers:

  • Asking Price: $28,000

  • Renovation Estimate: ~$90,000 (full gut rehab)

  • ARV: $220,000 – $260,000

  • Estimated Rent (market comps): $1,600/month

📍 Strategy Potential:
