Financing partner for fix and flip down payment

✅Looking for Financing Partner for Down Payment on Fix-and-Flip,

📍I’m currently working on a fix-and-flip project in Danville, KY. The purchase price is $140,000with a rehab budget of $46,200 and an ARV of $235,000. My senior lender is funding, covering the majority purchase and full rehab, but I need  $44,000 to cover the down payment, interest reserve, and closing costs.

I’m looking for a financing partner or investor to cover this amount. In return, I can offer:



  • A flat fee repayment at closing (e.g., $10,000), or

  • A percentage of net profit (negotiable, typically 20–30%).

The rehab is expected to take about 1 month, and the property should sell quickly based on market comps. This is a short-term investment with repayment at closing, making it low-risk.
