Temecula 92592 flip — lender referral wanted buy $790k, ARV $1.2–1.4M

Hey BP—could use a warm referral.

I just locked up a big SFR in Temecula 92592 (great schools, family area). It’s one of those “whoa, that’s a lot of house” deals: ~4,519 sf, 5 bed / 4.5 bath in an HOA neighborhood. I signed the contract sight unseen (I know 😅). Plan is light fix & list—paint, floors, fixtures, landscaping—unless the interior surprises me once I get access.

Purchase price is set at $790,000. Based on nearby larger comps, I see an exit around $1.2–$1.4M—final ARV depends on condition and days on market after I walk it.

i am asking, if you are (or know) a private/hard money lender who can get close to 100% of purchase + closing + light rehab (interest-only is fine), I’d really appreciate a referral. Ideal: 6–9 month term, first DOT, and ability to close inside ~30 days (faster is even better). I’m happy to share a quick deal sheet, and anything needed for underwriting—just DM your terms (rate, points, fees, max LTV/LTC, appraisal/AVM needs, draws, timeline, docs).

For context, I’m closing another fix & flip right now and I run a short-term rental, so I’m comfortable with draws, fast timelines, and lender reporting.
