• Bank Loan: $4.275M (75% LTV)

• Seller Financing: $570K (5% interest-only)

• Equity Needed: $855K

Exit Strategy:

• 24–36 month stabilization + refinance

• No interim distributions

• Investors receive capital back + 10% ROI lump sum at refinance
