JV and/or Mentor to assist with Closing Deal

I am looking for a JV and/or mentor to assist with closing deal for a FSBO on my first rental property (short-term passive income to start portfolio) deal in Greenville, North Carolina. I found a small property ($140K) reached out to the owner and asked if they would be interested in selling to me if I offered close to their asking price and if so let's talk, I was contacted back with “what were my numbers and terms” now I am stuck and in need of help. Is there someone that will be willing to work with me going forward to finish in this? I am a complete newbie and have a general idea but no real experience and in grave need of professional guidance from this point forward to ensure success for all parties.
