With rates easing and investors jumping back into the market, there’s a new trend I’m seeing: people chasing deals without realizing how the 2025 tax sunset could slash their returns.

Here’s the deal:
1. Several provisions from the 2017 Tax Cuts & Jobs Act are set to expire in 2025.
2. That means higher tax brackets, lower deductions, and a smaller pass-through income benefit for real estate investors.
3. Translation: if you don’t plan ahead now, your next deal could look very different in just 18 months.

I’m already helping investors:
- Restructure entities for long-term efficiency.
- Time their acquisitions, refis, and sales with tax changes in mind.
- Build cash flow strategies that survive the coming shifts.
