Nashville Project Supervisor Needed for Flip – $125K Budget (Not a GC Role)

I'm doing a flip in Nashville (37217) and need a Project Supervisor / Site Coordinator. This is not a GC role — I’ll hire, fire, and pay subs directly. Your job is to manage the schedule, coordinate trades, and keep quality tight.

Scope of Work for Supervisor

  • Build full project timeline / Gantt chart (demo → rough-ins → drywall → finishes → punch).

  • Coordinate subs, ensure sequencing, site access, and inspections.

  • Site visits to confirm progress and quality.

  • Flag risks early to keep project on track.

  • Prep permit docs as necessary

Project Details

  • 3,000 sf home; ~$125K renovation budget (+10–12% contingency).

  • Investor-grade finishes (shaker cabinets, quartz, LVP, tile baths).

  • Key scope items: addition repair + HVAC, new kitchen window cut + island, potential new master bath + closet.

  • Target timeline: 10–12 weeks.

Compensation

  • Flat rate: 7–8% of budget ($8,750–$10,000 total), paid in milestone draws.

  • Success Bonus: $2,500 if project is completed on time and on budget (within contingency).
