Seeking Private Lender for Secured Loan (Durham, NC Property as Collateral)

Howdy, I’m seeking a private lender for a small secured loan against a property I own in Durham, NC. Since the property is owner-occupied, I realize most hard money lenders aren’t a fit, so I’m looking for direct/private financing.

Why This Property Stands Out:

Located in Durham, NC (strong demand, growing market)

Property includes my primary residence plus a 700 sq ft attached apartment I rent out

Also includes a 22ft x 54ft shop with full drainage system that generates additional rental income

Combined net income: ~$2,100/month profit from apartment + shop rentals

Developer interest in the property (Forestar and others), though I am not selling at this time

Owned free and clear in my name only — no liens, so lender would be in first position

Solid equity position available to secure the loan (happy to structure with deed of trust/mortgage note)

Loan Request:

Amount: $5,000 – $10,000

Term: 12–36 months

Structure: Open to interest-only or flexible repayment terms

Priority: Quick close, straightforward structure, fair terms for both sides
