ISO: residential RE investor ASAP (home has tenants & equity!)

Hi, I have an opportunity on an investment property in Plano TX to purchase a fix & flip with tenants (will commit to 24 mth lease & to help do repairs & updates) at a price well below appraisal/market value. Potential earnings post 24 mths = >$100k.
I do not know how to find an investor without going through a realtor or lender & this opportunity is best suited to go direct to an investor to work with myself (I am the tenant & my boyfriend will help me do all repairs & updates.)
In a great location, zoned for ISD ranked 8-10. Owner/landlord is not in good financial state & will sell to me less that she has listed the home for. She has listed it $125k less than she purchased it for 3 years ago. She is going through a divorce & must sell to settle other peoples monies put into the property.
Can you assist me in how to find an investor who can pull a trigger quickly on a home <$675k 4 bed, 3.5 bath, 4 living, pool, cul de sac (1 of the living is study that could be used as a 5th bedroom w/ access to oversized master closet.)
Any guidance is appreciated! & time is of the essence. Landlord texting me about possible foreclosure etc.
