Hello BiggerPockets Community,

I'm Ignacio Basombrio, and I’m transitioning from building the administrative foundation for property management to acquiring income-producing assets under my established S-Corp, Basombrio Enterprises Corporation (EIN). This is the first step in my 10-year plan to build a 20-unit rental portfolio here in Florida.

The Deal is De-Risked & Ready to Close

I have pre-approved debt financing covering 80% of the acquisition, meaning the biggest hurdle is cleared. I now need the equity piece to execute the purchase swiftly.

The Opportunity: Acquiring 4 brand-new single-family rental units (approx. $250K each).

Target Market: Florida (Specific neighborhood details available upon serious inquiry).

Projected Return: Targeting a stable 8% Cash-on-Cash Return based on conservative underwriting.

The Ask: $280,000 Equity for a Strong Partnership

I am seeking a Capital Partner (CP) to provide the $280,000 required for the down payment and closing costs. I bring the deal, the execution plan, the management expertise, and the secured debt.

We will structure this as a Joint Venture (JV) via a new LLC to ensure liability protection and tax clarity. The structure is performance-based:

1. Tier 1 (Priority): 100% return of your $280,000 capital contribution.

2. Tier 2 (Protection): 100% to you until you earn an 8-9% Preferred Return annually.

3. Tier 3 (The Promote): After the Pref is satisfied, the remaining profits are split: 80% to the Capital Partner / 20% to Basombrio Enterprises Corporation (Operating Partner).

This structure heavily rewards your capital risk while giving me a strong incentive to maximize performance through active management.
