Multi-State Seller! Motivated!
Single owner/seller in the Southeast, currently offering upwards of 125 MF and SFH across several states mixed leased and vacant. I am direct, (lol, took a minute!). Total package close to $11.5 M based on the NOI.
Package can be split into individual packages with discounts on asking price, cheery picked at the asking price. I think 70% of all are occupied, I haven't ran that yet. Ran everything else tho. The vacant assets are being marketed for rent.
Do I need to get them all under some type of contract? A blanket contract is what I am aiming for if - it allows seller to continue showing and selling. We just scratch the property (ies) and deduct from offer if an asset is no longer available. LOL! if it becomes available again, that be they bad, adjustments will be made.
I was thinking an option to purchase which is agreed can be assigned- buyer/seller fully briefed. Is this possible?
No, I don't have the monies to commit.
But, I believe the assignment of an option to purchase us doable, and answers all legal queries.
How can this be accomplished?
I have their entire inventory on my desk. All of it, all of it. They are like 15 properties short of the criteria for a B/H investor I have because of the buyers criteria. Damn! They have them in reserve! Just need some convincing here.
Please advise.
