Should I buy a turn-key rental property?
It is getting harder and harder to find great cash flowing properties in my area. I have thought about buying a turn-key in a different state. I have outlined my thought process in a new article. you may want to read my e book on the subject ! Just spent a few balmy days in Chicago looking at some of my deals.. I like that product for what its worth.
tomorrow its off to the Carolinas then Atlanta then Birmingham.. I have done a bunch in those areas in the last 12 months.. by a bunch I mean 50 plus deals.
Not only is property management important as Ali suggested.. Also picking the right property. As area is important some of these areas are just static and will be basically forever so its like putting money in a CD That you can never redeem or if you do your going to take a huge haircut.. Were other markets actually have some upside.
Like Atlanta I bought 45 homes in Atlanta 30 months ago and sold them 16 months ago for almost a 100% profit ( to a hedge fund)...
there is a happy median in my mind of cash flow and properties that someone other than a person that is shepparded through turn key marketing will buy.
