Note Buyer Needed for Chicago Mixed-Use Church/Apt

Calling all note buyers and IRA investors!!!

I have a client that wants to buy a mixed-use property in Chicago that currently generates $1,300 in free cash flow each month and is configured as follows:

- ground floor church that pays $500 / month rent  -- currently occupied

- 2nd floor residence that pays $800 / month rent  -- currently occupied

- 2 bed / 1 bath rear coach house ($700 / month rent -- currently vacant)

The purchase price is $35,000 and the buyer is putting $5,000 down...so they need the remaining $30,000.  By this coming Wednesday.
