Vacant land under contract searching for investor!

Hello, I have 4 parcels of land under contract in Edgerton, WI for (round numbers) $13,600 that are worth $54,500 and am searching for a private/hard money lender for $15,000 to cover purchase and additional costs. I have a written loan proposal for this project complete with a cash flow statement and budget available upon request. My financing fell through and time is of the essence! I have to close with the purchase by February 1st or the land is lost to the county. My plan is to resell the land for at least 45% of market value. I already have a buyer for one of the lots ready to close for 60% of market value. I am offering $1,500 (10% of loan amount) for the loan (21% annualized return on investment).
