I am looking for a private money loan, I have property secured, it is short sale, I'm buying it about 20% below market value. I need help with financing. If you have cash sitting in a savings account or a CD, or non-performing (or poor performing) retirement account (IRA or 401k), you can put your funds to work.

I am looking to borrow approximately 70% of the purchase price which after repair will represent about 60% LTV. I have funds for the repairs. I will need the loan for at least 3 years. I can keep it longer if you want your money continue working for you or can pay it off in 3 years if you need the funds. The loan amount is approximately $150,000.
