Looking for a duplex/small multi-family in Nashville, TN to live in!

I'll be moving to Nashville, TN this fall to attend law school and I'm looking to buy a duplex/small multi-family property to live in. I know that Nashville is huge and split into several areas but I don't know much about them yet. (I'm coming from a much smaller town in Mississippi.)

 My budget is around 150K total. I am fairly comfortable with doing rehabs.
